Policies:
Do to the ability to secure deposits and rent
the property to interested parties, these
policies must be strictly enforced.
Deposits: An advanced 50% deposit is due
to secure the rental.
Refundable Security Deposit*: is required
and may depend on the size of party or
length of stay.

| Refunds: (when securing advanced dates, there will be a 10:1 ratio applied. meaning, if you book 180 days in advance, you must give 18 days plus the 30 days prior to receive 100%). Cancellations: 30 days + ratio - 100%; 15-29 days + ratio 50%; 5-14 days + ratio 25%; less than 5 days + ratio -forfeiture of deposit Refunds of Peak Dates: cancellations 45 days + ratio -100%; 20-44 days + ratio -50%; 10-19 days + ratio-25%; less than 9 days + ratio - forfeiture. *The security deposit is due 10 business days prior to rental along with remaining rental payment. The security deposit will be refunded after the property has been inspected and it is deemed the property has been left orderly, clean and no damages, (as the condition was upon arrival). Cleaning policy expectations: the property is to be left in the condition that it was found upon arrival. Cleaning services will be factored into the cost of the rental when you receive your quote. They are dependent on the length of stay and/or size of your party. (Typical costs run from $50 to $200). Please view on the right, costs associated with excessive cleaning or trash. Or information will be provided upon inquiry. Until confirmed, rates are subject to change without notice. |
| Excessive Cleaning: If it is deemed that the property is not left orderly and clean, (for example: dirty dishes, excessive crumbs, 'stickiness' and dirt left everywhere, more than 6 full large green trash bags, disorderly appearance, furniture moved, dirty pots and pans left), your security deposit will be charged for extra cleaning. Excessive Trash: if you are staying for a week's stay, it is not expected that you would create more than 6 full large green garden bags of trash. If so, you will be charged an additional $4.00/bag for every bag over 6. This is less than additional charge we incur to have it removed. Your security deposit will be charged accordingly. Extra Guests: See reservation policy above. The rental owners try to be very fair in making your accommodations. However, Inviting or having guests without permission from the owners can create a breach of your original agreement and will be addressed. The costs assessed may be deducted from your security deposit. Maintenance personell periodically go to and from the property. They may report back to the owners. |
Reservation Policies: to preserve your
safety and protect the Conway Classic
Property, these policies will be strictly
enforced.
Unfortunately, due to parties taking it upon
themselves to invite guests without the permission of
the owners, this policy needs to be made clear.
During your initial booking of the
property, the number of people and
vehicles expected in your party will need
to be agreed to by the owners
.
(The house comfortably sleeps 4 couples
<8 people>; it can sleep up to 12 people
when small children bunk in a room with
their parents on inflatable beds or use the
pull out in the den). The appropriateness
of this will need to be discussed and
agreed upon during the reservation of the
rental.
If you booked a previous year and are
asking to return, the number in your
party will need to be agreed upon again,
otherwise, it will be assumed that your
party is no larger than your previous
agreed upon stay, (so as to not take
advantage of the previous year's rental
agreement). If you have asked additional
members to join you and do not choose to
disclose this to the owners, you may be
asked to leave the premises or be charged
an additional $15/person per night fee.
